Grow your business inside a high-end, fully equipped 10,000+ square-foot fitness and martial arts facility.
Sublease opportunities are available Monday through Friday between 5:00 a.m. and 5:00 p.m., and 5:00am-10pm on weekends. We are seeking independent professionals and established businesses whose services complement our current programs, including:
- Personal trainers and strength coaches
- Fitness, conditioning, boot camp, and group-exercise instructors
- Traditional Martial arts instructors and programs
- Yoga, Pilates, mobility, and stretching instructors
- Physical therapists and rehabilitation specialists
- Massage therapists and bodywork professionals
- Nutrition, recovery, and other health-and-wellness providers
This is an excellent opportunity to operate your business without the expense of furnishing and maintaining your own facility. In addition to serving your existing clients, you may have opportunities to introduce your services to our established membership base. Our members could benefit from and utilize complementary personal training, recovery, rehabilitation, nutrition, and wellness services offered within the facility.
PRIME LOCATION
We are conveniently located in the Parklawn Commerce Center in the Rockville/North Bethesda area, close to Metro and Ride On transportation and only a short distance from I-495 and I-270. The property offers ample parking for instructors, practitioners, clients, and program participants.

The facility includes premium commercial-grade equipment suitable for strength training, agility, conditioning, circuit training, boot camps, group classes, and one-on-one instruction:

Pure Performance Martial Arts Center teaches the most effective martial arts as proven in the military, in law enforcement and in the UFC like Krav Maga, Brazilian Jiu-Jitsu, Muay Thai, Judo, Boxing, Kali and Wrestling. We pride ourselves on teaching real life self defense that can be used effectively by every day people in real world situations. Members learn combat martial arts in a fun, dynamic and safe setting.
The majority of our new members who join each month come with minimal to no prior experience in martial arts. At Pure Performance Martial Arts Center we train from the ground up - most of our instructors started out just like every new member who walks in the door today. As a close-knit family, we motivate each other to grow and reach the next level of success and development.
Pure Performance Martial Arts Center is dedicated to providing expert instruction in a clean, safe facility and in a friendly, positive environment. We are located in the North Bethesda area of Rockville, MD and are affiliated with the Pedro Sauer Brazilian Jiu-Jitsu Association and Krav Maga Alliance.
